Latest available month-end apartment listings
Seoul's apartment cycle is shaped not only by rates and credit, but also by the supply pipeline and on-market inventory.
The added supply section uses two supplementary datasets:
(1) construction starts are translated into an expected-completion proxy using a 24-month Gaussian lag,
and (2) daily apartment listings are converted into month-end inventory snapshots to align with the monthly macro series.
Because the construction-start source ends in June 2022, the derived completion proxy is shown through June 2024 only.
1. Seoul Housing Cycle
Year-over-year growth in Seoul apartment prices, together with its relationship to the policy rate.
2. Price vs Base Rate
Comparison of the Seoul apartment price index and the Bank of Korea policy rate.
3. Credit Growth vs Housing Momentum
Household loan growth compared with housing price growth.
4. Supply Pipeline Proxy
Construction starts (total floor area) are mapped into an estimated completion series using a 24-month normal lag.
This is a leading supply proxy rather than observed completions.
5. Apartment Listing Inventory
Daily apartment listings are aggregated to month-end inventory, showing how sale, jeonse, and monthly-rent listings evolved alongside price momentum.
